Size an attic fan for 10 to 15 air changes per hour of attic volume. Then check the intake venting can supply that airflow, since a common guide is one square metre of net free vent area per 300 square metres of attic floor, split roughly evenly between intake and exhaust. Without adequate intake, the fan draws conditioned air out of the house.

- Check the fan curve at a realistic static pressure, not free air.

A 100 square metre attic with an average height of 1.2 metres holds 120 cubic metres, so 12 air changes gives roughly 1,440 m³/h.
Intake venting is the real constraint
A fan can only exhaust what the vents let in, and attic ventilation fails here more than anywhere else.
Net free vent area is the actual open area after allowing for mesh, louvres and insect screens, which typically reduce a gross opening by half or more. Consequently a soffit vent measuring 300 by 100 mm may deliver only half that in free area.
With insufficient intake, the fan takes the easiest available path, which is often through ceiling gaps from the house. In heating climates that can depressurise the building enough to affect combustion appliance flues.

Check soffit vents physically. Blown insulation blocking them is the most common attic ventilation fault of all.

Most attic fans run on a thermostat, and some add a humidistat for winter moisture control.
- Set the thermostat around 32 to 38 °C for summer heat control.

Installation points that matter
A poorly installed roof fan becomes a leak, so flashing and sealing deserve care.
Follow the manufacturer flashing detail exactly, keep fasteners above the water line, and seal the perimeter properly. Meanwhile isolate the fan from the structure to prevent vibration transmitting into bedrooms below.
Where the roof is difficult, a gable-mounted fan avoids penetrating the roof covering entirely.
